Affect of heat and humidity on your Florida roof

How Heat and Humidity Affect Your Florida Roof

I’m sure I’m not telling all you Florida residents something you don’t already know when I say that it can get pretty humid out there. And while it certainly affects our life when the temperature rises and you can feel the moisture in the air, most people don’t think about the ways it can affect your roof. Your roof is out there protecting you and keeping you cool from the sun, but in turn it can take a beating. Because of this, we decided to write a blog about the effects of heat and humidity have on your roof.

The unfortunate truth is that both heat and humidity can significantly decrease the life of your roof. The heat can cause your roof to expand, stretch, crack, break, and a variety of other not ideal actions. The holes and cracks that are created can allow moisture into your homes, which is only exasperated when the heat comes with humidity. The moisture can also become trapped in the cracks of your roof, which will lead to mold, rotting, weakening, and a host of other problems.

On top of the cracks and holes that lead to moisture in your roof, attic, and crawlspace, the heat and humidity will also increase the temperature of your roof. And that increased temperature means an increased workload for your air conditioner, which already has a harder job because of the moisture in the air. Unsurprisingly, that means that, if your roof isn’t up to the task, your energy bills could skyrocket.

And I know you’re reading this thinking, “But I can’t stop the sun from being hot and Florida from being humid, so what am I supposed to do?” Well, I’m glad you’ve made it this far! There are a few things you can do to make sure your roof is protecting yourself, your family, and your wallet from the heat and humidity of the Florida sun.

The first is to make sure your roof is properly ventilated. A lot of times, people say that a wave of humidity feels “stuffy”, and that feeling is only amplified when there’s no air flow. The vents will help prevent condensation from forming and will also dissipate the heat. By preventing condensation from forming, it will also help stop the formation of mold on the interior of your home.

This one shouldn’t come as a shock since it’s right in the name, but a dehumidifier can also help with the humidity in your attic and roof. A dehumidifier works in conjunction with roof ventilation to stop the accumulation of condensation. Even if no one regularly goes into the attic, running the dehumidifier there can have positive effects throughout the whole house, including a cooler environment and a lower energy bill.

And lastly, making sure your roof is inspected regularly and all repairs are made as soon as they are noticed should be a priority when it comes to roof maintenance. This step is especially important for us in Florida, where a small crack or hole could mean costly energy bills. Even if it’s not noticeable, the heat and humidity could cause your foundation to weaken through its constant expanding and retracting. And you also run the risk of a costlier repair when the small hole or crack becomes a bigger issue in the next storm or heat wave.

This is all to say, there’s nothing you can do to stop the sun. As Annie said, it will come out tomorrow, and my guess is it will still be as hot as is what yesterday. The humidity it brings has an effect on your mind, body, and roof. But making sure your roof is properly ventilated, running a humidifier, and having a professional come out to take a look regularly will help your roof protect you and your family for years to come.

Ft Pierce Roofing Company goes the extra mile for customers

All Area Roofing & Construction is Fort Pierce FL’s premier roofing contractor, and we got there by being dedicated to our local clients. When All Area Roofing & Construction is not working on commercial roof maintenance or roof replacements, we’re doing anything to help our local clients upgrade their property. And we do mean anything!

One of our long term local commercial clients who we’ve worked with on various roofing repairs and other projects contacted us with a big problem on one of their vacant properties: it had been overrun with raccoons! The exterior experts at All Area Roofing & Construction had helped them beautify other properties, so they knew we could handle the job.

We got some of our techs out to the site right away, so we could determine how the raccoons had gotten into the building. Next we had to figure out how to lure them out and trap them! Using the ingenuity all our contractors pride themselves on, our techs found some very “special grilled meats” that got the job done! We got all the animals into humane traps so we could remove them from the property. The raccoon family found a new more appropriate home, and they’re doing well.

This should show you how dedicated the folks at All Area Roofing & Construction are to our Florida clients. We’ve been performing storm damage repairs, regular roof maintenance, roof replacements, and installing new roofs in Ft. Pierce FL and surrounding communities for years. Insurance Claims for roof damage in Port St Lucie FL

You don’t have to live in Florida for long to realize that the threat of hurricanes is real for Florida residents. In fact, Florida has the highest hurricane risk with the most number of hurricanes annually, according to many sources, including the National Hurricane Center. As a Florida homeowner, this likely leaves you a little uneasy.

Many Floridians who own property wonder whether insurance covers roof damage related to hurricanes. Hurricane roof damage can leave your home further exposed to the elements, leading to more problems, including water damage that could increase the cost of your roof repair.

The truth is, many insurance companies pay close attention to the structure of the home’s roof when determining homeowners insurance policies. It is important that the roofing structure of your home be strong. Some Florida insurance companies won’t grant homeowners insurance to customers with roofs that are outdated (often over 20 years old), so its important to work with a roofing contractor that is familiar with the process!

What do Florida Homeowners Insurance Policies Cover Regarding Hurricanes?

Although each insurance company speaks for itself, as a general rule, most homeowners insurance companies cover roof damage that is caused by fire, vandalism and storm damage, including hurricanes and other storms. Wind damage from hurricanes is often covered by homeowners insurance policies (although we always recommend checking with your current or prospective insurance provider to be certain).

The majority of hurricane damage caused to roofing structures is done by the telltale strong winds associated with such storms, but other factors can also play into hurricane storm damage. Strong winds can carry heavy branches and rocks that can also damage your home. Fortunately, this type of damage is also covered by most policies, as well as any water damage done to your roof or home due to storm damage to your roof.

Things do get a little sticky sometimes though. If there is flooding to your area due to the hurricane, water damage is not covered. You may be able to pay an additional deductible to ensure that your water damage is taken care of by insurance, but you need to refer to your insurance provider and policy documents to ensure whether this applies to you.

Are Leaky Roofs Covered by Homeowners Insurance?

It is not uncommon for homeowners to experience roofing leaks after a hurricane strikes. Leaks can lead to significant water damage within your home – especially if they are not taken care of right away.

If your water damage and leaks are caused by a hurricane and there is no evidence of pre-existing roofing problems prior to the storm, your insurance company should pick up the claim. But if your home had leaks before the hurricane, the pre-existing leaks will not be covered. Because of this, it is important to ensure that your roof is in good condition and is free of leaks.

Regular roof maintenance from professional roofing companies can help to reduce your risk of having to pay out of pocket for hurricane related storm damage repairs in Florida. Regular roofing maintenance and repairs should be addressed quickly to ensure that damage is minimal and repairs are less costly. By putting off any form of damage to your roof for a prolonged period of time, it is sure to cost you more money and headache in the long run.

What about Cosmetic Damage to your roof?

Most homeowners insurance policies do not cover cosmetic damage after a hurricane – only damage that affects the integrity of your roofing structure and home as a whole.

If your roof is over 20 years of age and you live anywhere in Florida, where hurricane related storm damage to your roof is highly possible, it is probably time to replace it with a storm proofed roof to ensure your home is safe and your deductibles are lower for your homeowners insurance policy. New Residential Metal Roof in Fort Pierce, FL - Johnson residence

New Metal Roof in Fort Pierce FL

The roofers at All Area Roofing & Construction recently completed a roof replacement project in Fort Pierce, Florida.

The homeowner had a roof that was over 20 years old. The shingles were warping and a couple were missing parts. She knew it was approaching time to have her roof replaced but she had not realized how necessary it was until she started noticing spots on ceilings of her storage room. Concerned about further structural damage, she decided to take action right away and find a roofing contractor to fix her roof as soon as possible.

She searched the Yellow Pages for a reputable roofing company and found us. She looked up our website to try to find reviews and was happy with what she saw so she gave us a call.

We told her we would first do a consultation so we both had a better idea of what the roofing project would look like. We know nobody likes surprises when it comes to roofing projects! We came out the next day and gave her an idea of what to expect and showed her the options we have for new roofs. She wanted a metal roof and chose on she liked.

We arrived the following Monday to start on her roof replacement project. Our crew quickly removed all of the existing roofing materials by lunchtime, keeping her yard free of debris the whole time. We then installed a beautiful Mill Finished 26g Galvalume Metal roof and her home looks amazing.

Hail Damage Roof Inspection Tips

Rain and storms are common occurrences in Florida during springtime, which can cause significant storm damage to your home’s roof. Costly problems can arise from undiagnosed roof damage so it is important that any roof damage after a storm be diagnosed and addressed in a timely manner.

Regular Roof Inspections

Your roof should be regularly inspected. Regular inspections enable you to better know your roof’s condition before a storm so you have something to compare it with, enabling you to better document any damage and when it occurred. This is especially helpful information when filling storm-related roof damage insurance claims.

Take pictures of your roof when you inspect it so you have pictures of it in its normal state as well as photos of your roof after a hail storm comes through. This offers you unprecedented proof that your roof was damaged by hail.

Inspect Your Roof Right After a Storm

Wind and storm damage can take a toll on a roof. The sooner you check out your roof’s status after a storm, the better you can avoid damage, including leaks, inside your home or business. This is also helpful for insurance claims for roof damage because you will have more data to offer to your insurance company.

Also check your gutters to ensure they are in good condition after a storm. If your gutters show signs of storm damage, there’s a good chance your roof has experienced wear and damage during a recent hail storm.

Identifying Hail Damage

Hail damage is typically seen as fractures and/or indentations on your shingles. Hail stones come in various sizes and shapes and can make differing patterns of depressions and dents. If you don’t see any dents, check for indentations on siding, metal flashings, skylight flashings and chimney caps.

The most common types of hail damage include:

· Fractured fiberglass mats

· Cracks in the asphalt surfacing

· Granule loss on shingles

· Exposed fiberglass mats

· Loosening in the self-seal strips

Some hail damage is not immediately noticeable. It may cause latent damage that is visible right away but sometimes the damage appears over time, resulting in premature aging of shingles. Latent damage can take months or years to show up.

Roof coating project for a homeowner’s roof in Jensen Beach, Florida

Roof Coating project near Jensen Beach FL

The crew at All Area Roofing & Construction had the opportunity to complete a roof coating project for a homeowner’s roof in Jensen Beach, Florida.

The existing roof was in good condition overall but the homeowner knew of the benefits of roof coating. His residential roof is flat and he knew that roof coating helps to prevent water damage from pooling water, in addition to other physical damage that saves him money overall.

As a previous client of ours, he gave us a call to have us come take a look at his roof. We showed up later that day as we were already in the area and gave him an estimate. Because his roof has been well-maintained by us, it was eligible for a roof coating.

We scheduled to do the job the next Monday afternoon. We arrived a little ahead of schedule, after calling the client to be sure it worked for him, and started out by lightly power washing the surface of the roof to enhance adhesion of the coating. We then applied commercial grade coating to a minimum thickness of 22 wet mills.

The client was thrilled with the speed at which our crew completed the job and loved our work.  Thanks for choosing All Area Roofing & Construction for your roofing needs!
